How does purchasing a property from your site work?

You start by paying the document fee and a down payment. We then collect some basic information from you to create a Purchase Agreement, and then we send the agreement to you for signing.

Are you real estate agents or brokers?

No, we are the owners of all listed properties, or have equitable interest.  We buy our properties direct from the source, not from Realtors or Brokers, and this allows us to sell properties at 20% to 50% below their market value.

Can you help me look for a specific kind of property ?

Yes. We are a small family run business and offer a boutique type of experience. Tell us what you are looking for, what location you want to buy in, and let us find you the land. We don’t charge a fee for this service.

How much is the Document Fee?

The Document fee is $399 and the earnest money is usually between $200 to $500 for most purchases. 

Are their any hidden fees when buying land from you?

Cash sales only have two expenses; the Document Fee and the listed Cash Purchase Price. The exception to this is dependant on how you wish to close the transaction.

Can I close on the purchase of this property through a Title Company?

Yes, closing costs are paid by the Buyer. Normal closing costs are between $800 to $1,400 depending on the title company.

How do I know if this is a safe way to purchase property?

We have been in business for almost 8-years and our sales are closed through reputable Title Companies and Lawyers.
